How long does the survey take?A survey is a combination of processes. The initial desktop research involves investigations into the history of the property. This includes reviewing the planning records for the subject property and surrounding area as well as investigations into the environmental factors that may affect the building amongst other potential risks. The desktop research typically takes 1-2 hours and is carried out before the inspection. The on-site inspection typically takes 3–6 hours, depending on the survey type, size, condition and complexity of the property. For larger buildings and buildings with extensive land, the inspection can take 2-3 days. The report typically takes 3-5 days to produce. Following the inspection, the site notes and photos are reviewed and the report typed up. Any unusual findings may also be further investigated in this time. Once completed the final report is sent to the client to review.

What does the survey report include?The report includes details about the property’s structure and construction, defects and potential risks and repairs and maintenance and repair advice (Level 3 only). A valuation can also be included if required.
